      <title>Maintenance Lead </title>
      <description><![CDATA[<p>Hourly rate is $26.00 to $28.00&nbsp;</p> <p><br></p> <p>We are a property management company representing a mid-size homeowner's association (HOA) in the south Orange County area. Successful candidates must be able to work both Saturday and Sundays.</p> <div><br></div> <p><b>SUMMARY:</b></p> <p><br></p> <p>To represent Elite Property Services, the Association and Board of Directors as a Maintenance Lead. Primary responsibilities include lead of Maintenance staff, Safety and Preventive Maintenance programs.&nbsp;</p> <p><br></p> <p><b>ESSENTIAL DUTIES AND RESPONSIBILITIES:</b></p> <p><b><br></b></p> <p>•<span> </span>Maintains Safety and Preventive Maintenance programs.</p> <p>•<span> </span>Monitors maintenance of all mechanical equipment to community including, but not limited to, water heaters, HVAC units, etc.&nbsp;</p> <p>•<span> </span>Lead and coordinate maintenance crews during assigned shift.</p> <p>•<span> </span>Performs monthly Safety Meetings and documents Safety Training for all maintenance employees.</p> <p>•<span> </span>Works along with general maintenance staff in maintaining grounds and common areas and keeping them free of trash and debris.</p> <p>•<span> </span>Completes regular community inspections under the direction of the Maintenance Manager.</p> <p>•<span> </span>Performs various preventative maintenance functions and records findings in maintenance log.&nbsp;</p> <p>•<span> </span>Responds to common area maintenance requests and concerns in a timely manner.&nbsp;</p> <p>•<span> </span>Performs on-call emergency service as required.&nbsp;</p> <p>•<span> </span>Performs pool and lagoon maintenance as directed.</p> <p>•<span> </span>Performs set-up and tear down of special events.</p> <p>•<span> </span>Ensures safe work practices are being followed by self and other maintenance staff.&nbsp;</p> <p>•<span> </span>Represents Company in a professional manner at all times.&nbsp;</p> <p>•<span> </span>May assist in monitoring capital improvement projects.</p> <p>•<span> </span>Attends and participates in training programs as required.&nbsp;</p> <p>•<span> </span>Assists with and attends community sponsored resident activities and functions.&nbsp;</p> <p>•<span> </span>Uses company vehicle to transport material throughout property grounds; runs errands as necessary.</p> <p><br></p> <p>The preceding functions have been provided as examples of the types of work performed by employees assigned to this job classification.
